Sub-Zero ice makers and silted drains in a seasonal Plantation house

A house closed for the summer comes back to exactly this, more often than not.

The Plantation is a small, quiet, heavily wooded community set back from the beach behind mature canopy, and a meaningful share of the houses in it are not occupied year-round. That single fact changes the service pattern more than the water or the salt does, because the defining variable for an appliance is not how hard it works — it is how long a fault can run before anyone is standing in front of it.

The economics of an empty house

A refrigerator in a house that is lived in gets audited daily without anyone meaning to. Someone notices the ice bin filling more slowly, hears the compressor running when the kitchen is quiet, finds the milk not quite as cold as it was. None of that happens in a house that is shut for four months.

So the faults we find at The Plantation tend to be older than the ones we find in full-time houses a mile away. A condenser fan that slowed in April is found in September. An ice maker that started producing light, hollow cubes in the spring has, by the time anyone returns, plated its mould, lengthened its harvest cycle and silted its drain — three problems where there was one. A drain line that began to back up has had a whole summer to freeze into a flat sheet across the floor of the compartment.

None of this is exotic. It is ordinary wear that nobody was present to interrupt, and it is why we suggest a look before the season rather than after the first dinner party.

The ice maker, running unattended

An ice maker left on in an empty house is the clearest illustration of the whole problem. It produces ice into a bin nobody empties, the cubes fuse into a single block, and the machine keeps cycling regardless — months of wear against not one cube anyone will drink. Meanwhile the water line, the fill valve and the drain sit wet and unattended for the entire period.

For a house that will genuinely sit for months there is a real decision to make about whether it should be running at all, and it is not the same answer for every unit. It depends on the machine, on whether the supply can be isolated cleanly at a shut-off you can actually reach, and on how long the gap is. That is a conversation worth having before you lock up rather than a discovery when you come back.

Canopy, salt and roughly sixty-eight storm days

The heavy tree cover here is genuinely protective. Set back from the dune and shaded, the houses at The Plantation see less direct salt deposition than the oceanfront villas, and condensers hold a clean fin pack longer as a result. Under a mile from the Atlantic is still under a mile, though, and anything on an uncovered pool deck gets the beachside dose regardless of what the tree canopy is doing for the roof.

The other thing an empty house is exposed to is weather. This coast sees on the order of sixty-eight thunderstorm days a year, and control boards do not enjoy that. A unit that has been unattended through a Florida summer and comes back behaving oddly — a display that does not respond as it should, a cycle that will not complete — has usually been through more electrical events than anyone was there to count.

Refrigeration only, on a whole-house list

A seasonal house collects one long list of things to have looked at before the owners fly out, and refrigeration is a single line on it. It is the only line we can take. This is not a whole-house service: heating and furnaces, air conditioning, heat pumps, the air handler, the ductwork and the UV lamp fitted into a return are all a licensed HVAC contractor’s work, and a house that will sit closed through a Florida summer genuinely needs one — it simply is not us.

What the climate system is set to still reaches us second-hand, which is why we ask. A cabinet left running in a house held warm and humid all summer behaves differently from the same cabinet in a house held cool and dry, and the difference shows up in the condenser, the door seals and the drain. Tell us where you plan to leave the thermostat, and then call the contractor who actually looks after it.

How we work here

We are an independent shop working on Sub-Zero only. The diagnostic is a flat fee, credited toward the repair once you approve it, and a written estimate comes before anything is opened. Sealed-system work is done by EPA Section 608 certified technicians and parts are genuine OEM, ordered against your own model and serial plate.

If your house is seasonal, tell us when you arrive and when you leave. It is the most useful piece of information you can give us, because it changes what we check and what we recommend doing before you go.

What it costs

What does a Sub-Zero refrigeration repair cost in Ponte Vedra Beach?

Most of this work lands between $240 and $2,340, parts and labour together, and the visit that decides which end of that you are at is a flat $80 credited to the repair once you approve it. The firm number is written down after the diagnosis, not guessed at over the phone.

The bands this page falls into, parts and labour together.
Work Typical range
Diagnostic visit $80 flat, credited to the repair
Evaporator or condenser fan motor $250–$580 parts and labour
Compressor or sealed-system repair $860–$2,340 parts and labour
Door gasket or seal replacement $240–$650 parts and labour
Defrost heater, thermostat or sensor $250–$640 parts and labour

Written estimate before anything is opened up. The invoice carries one number; a band is what can honestly be published before the cabinet is open. The full table is on the pricing page.

Recent visits around The Plantation

4.8 out of 5 from 67 customer reviews. Each one below is a single visit, described by the person who paid for it.

  • The drawer unit is cold again and the runners no longer catch on the way in. It took longer than I expected to get a date in the book, and nobody rang to say the first part had been sent through wrong.

    Soren N.2026-03-19

  • The door alarm kept sounding with the door shut. It turned out to be a magnetic reed switch in the hinge column. The part sat on back order for a week, which was frustrating, but the fix itself was quick.

    Colin W.2026-06-11

  • Harvest kept stalling with the slab still stuck to the plate. He descaled the circuit, found the harvest valve not opening fully and changed it, then stayed for two complete cycles before calling the job done.

Questions we get asked

Asked in The Plantation

What does a Sub-Zero refrigeration repair cost in Ponte Vedra Beach?
Most of this work falls between $240 and $2,340, parts and labour together: evaporator or condenser fan motor runs $250–$580, compressor or sealed-system repair runs $860–$2,340, door gasket or seal replacement runs $240–$650 and defrost heater, thermostat or sensor runs $250–$640. Which band your cabinet is in is what the diagnostic settles, and the figure on the written estimate is the one you are asked to approve.
Is the $80 diagnostic charged on top of the repair?
No. The $80 covers the visit and the whole diagnostic sequence, and it comes off the repair the moment you approve the work. Decide against it and the diagnostic is all you have spent: the written findings are yours to take anywhere you like. 90 days on labour, 365 days on parts, and genuine OEM parts on every repair.
What breaks in a house that sits empty for months?
Usually nothing, until you come back. A seal takes a set, a drain line dries and then blocks on the first heavy defrost, and an ice machine that made no ice for a season starts by making bad ice. The faults are made while nobody is there and found in the first week home.
Is it better to leave a cabinet running or shut it down for the summer?
Both work, and both go wrong when done halfway. Running means the unit and its condenser want checking before you leave. Shutting down means it is emptied, cleaned and left with the door propped, because a sealed, warm, damp cabinet grows things that outlast the summer.
