Sub-Zero repair in Sawgrass Country Club

Sawgrass sits about as close to the Atlantic as a house in Ponte Vedra Beach can get. Some of the villas are a few hundred yards from the dune line, with nothing between the kitchen and the ocean but a boardwalk and a stand of sea oats. That proximity is the reason people live here and it is also, without much competition, the single largest factor in how the refrigeration in these houses fails.

Salt, at close range

Salt air is not evenly distributed across a two-mile strip. It is heaviest at the dune, drops off quickly behind the first line of buildings, and drops off again behind the marsh. A condenser in a Sawgrass villa is working in the harshest band of that gradient, and the difference is not subtle — the same unit installed three miles west in Palm Valley will hold a clean fin pack for several times as long.

What happens is chemical rather than mechanical. Aluminium fins accumulate salt, salt holds moisture against the metal, and a white oxide bloom grows into the fin gaps. The coil loses surface area to a poor conductor and loses airflow to the blockage at the same time, so the compressor runs longer to move the same heat. Nothing trips. Nothing alarms. The unit simply stops cycling off, and the first person to notice is usually a service technician who was called about something else entirely.

For a house in this position, twice a year is the sensible condenser interval, not the annual figure you will read everywhere else. It is also worth knowing that once corrosion has set into the fin pack, cleaning restores some airflow and none of the metal.

Older kitchens, smaller openings

A good deal of the housing here dates from the earlier decades of Ponte Vedra’s development, and many of the kitchens have been renovated once or twice around cabinet openings that were framed for the appliances of their day. That has two practical consequences.

The first is clearance. A built-in fitted into an opening with tight side and top margins has less room to breathe than the specification assumed, and in a house where the doors are open to the ocean breeze most of the year, the air it is breathing is already carrying salt. The second is access: getting a full-height cabinet out of a tight opening in a villa with a narrow galley is a different job from rolling one out in a new build, and it is worth allowing for that before anyone commits to a repair that requires the unit to come forward.

Storm season, on top of everything else

The other thing a dune-side house gets in full is weather. This coast averages on the order of sixty-eight thunderstorm days a year, and it has sat through multi-day outages after Matthew in 2016, Irma in 2017 and Helene in 2024. A built-in refrigerator is not a simple motor on a switch: it runs a control board, and on the later platforms a variable-speed inverter compressor with its own drive electronics.

Those components do not usually fail during the event. They fail afterwards, often weeks afterwards, which is why the connection is so rarely made. What gets reported instead is a display that no longer responds the way it did, a cycle that starts and will not complete, an alarm that clears itself, or settings that have quietly reverted to defaults. In a house that was empty when the storm passed, nobody saw the event at all.

Two separate problems arriving by two separate routes, then: salt through the grille, and the supply through the wall. A house on this side of A1A gets the full dose of both.

Sawgrass is a short run for us, which matters more than it sounds: on the coast the useful visit is often the one that happens before a marginal condenser becomes a compressor. The diagnostic is a flat fee, credited toward the repair if you approve the work, and there is a written estimate before anything is opened. Sealed-system work is carried out by EPA Section 608 certified technicians and parts are genuine OEM, ordered against the serial plate in your own cabinet.
